Studio apartment near Independence Monument - $230/month

I am posting this on behalf of my landlords.
They have a studio apartment for rent for $230/month. The location is fantastic - near the corner of Streets 21 & 294 (and Skyline Apartments) - very close to Independence Monument and conveniently located close to great restaurants and cafes.
The building is two adjoining shophouses. The landlords live downstairs in one side and the studio apartment is on the second floor above their home. The landlords are a lovely family, honest and friendly with a genuine concern for their tenants' wellbeing, but very respectful of personal space.
The apartment includes the basic furniture - bed, fridge, gas cooker, couch, chairs, coffee table & cupboard etc and the bathroom has hot water. It has a small balcony overlooking Street 294. Security is good and there is a 24 hour guard at the offices next door.
Other expenses are water @ $5/month & electricity @ 820 riel/kw.
Short term tenancy also welcome.
