Looking for Land for Sale/Lease in Kampot

Hi,

I am very interested in looking for land to lease/purchase in or around Kampot. Specifically, looking for something a few kilometers outside of the city and ideally along Kampot River.

Does anyone have any info on the current property market in Kampot or perhaps contacts I can glean a bit from?

Do yourself a favor and wait awhile. Guys down there (and everywhere else) are still asking hugely inflated sums for ordinary plots with very shaky ownership documents. For example, 100m by 50m fruit orchard backing onto Bokor mountain with no vehicular access and only soft title for $400k. And, according to the vendor, that's a bargain. And that's a plot she bought for US$7,000 about 10 or so years ago. "Why are you laughing?" she asked. I didn't have the heart to tell her.
A lot of Khmers speculated on land with bank loans that must be repaid by the end of this year, so it's sensible to assume that prices will drop as at least some of these guys default on the loans and the land is repossessed. Even those that speculated with their own money are only just beginning to realize that something is seriously wrong in the land market. Perhaps better to let the panic percolate through the market a little. Poorly informed Khmers are still insisting that sale prices at the upper end of the land boom spectrum are a bargain because the property market will recover "very soon." Call it ostrich economics...

Thanks much for the info Sam - I am prepared to wait it out for a bit but would love to take a look to see what's out there now in the hopes that prices will drop in the next half year or so

I have an old single width sino portugeuse style river front shop house in Kampot town for sale very good location and currently operates as one of the busiest expat bar restaurants in Kampot.
Paper work is in good order and all correct.
Asking 90,000 UD for the ground floor only, upstairs also available for additional 40,000 U$D
