3 bed/2 bath apartment for rent, Tuol Sleng area

Hi,

After 2 years of living in our apartment we have decided to move to a smaller place so we can save up to get married. We have enjoyed living here and have no problem with the landlord & lady so offered to put the apartment on here to help them find new tenants.

The apartment is suitable for a couple or a family, or for 2-3 flatmates wanting to share. It's officially available from July 1st although we have found another house and are happy to move earlier if needed.

The details are:

Location: Street 348, between Streets 143 & 163 (Tuol Sleng area)

Rent: $350/month unfurnished or $400/month furnished. (The furniture in the photos is ours)
Water: $5 per person/month
Electricity: 1000 riel/kilowatt
Cable TV: $5/month in total
Internet: we use a Metfone package, unlimited for $30/month. The cable is already here so connection would be simple.

3 double bedrooms: the largest has a/c, additional a/c can be negotiated with landlord
2 bathrooms: both with hot water showers
large kitchen (big enough for table & chairs, plumbing for washing machine already)
lounge
small balcony (enough for a sofa and some plants)
safe moto parking

The interior decor is good as everything was new when we moved in.

Hi is your place still available? Would you be OK if we rented it for just 2 months or are you looking for longer term rentals? Thanks!

Hi,

Sorry this post didn't come to my hotmail account for some reason, which I tend to rely on! The apartment is still available, but the contract length is up to the landlord. We had someone interested today (maybe it was you?) in a 3 month rent, and he agreed to furnish it for them if they decide to come. Two months may be a bit short though.

Just a quick update:

Since telling the landlord we're moving he has become rather difficult and a little unreasonable. I believe he may be having some money concerns. I can't advertise the apartment on here and keep a clear conscience at the same time as it would be unfair for new tenants to move in if he's going to do the same to them.

We gave him 2 1/2 months notice (more than required), and despite the contract expiring long ago he insisted on keeping our deposit for the two months rent, rather than giving it back. We agreed as we wanted to be reasonable and leave on good terms. Since then he has been very slow at repairing anything that breaks, and has been unwilling to accept payment of the electricity in riel, preferring to charge his own rate to convert to dollars which, needless to say, is favourable to him and not us. All of the tenants' helmets were stolen overnight, apparently by a thief with a key as the gate was (by his own admission) still locked in the morning........

Today we have tried to move our a/c to the new place only to be told that we can't take the piping that goes with it because he believes it belongs to him and we didn't pay for it. If we didn't, then I'm not sure where the $55 he charged us went!
The tenants upstairs who rent on a furnished basis have had their gas stove and all their cleaning equipment removed with no explanation. He also tried to take all their plates, dishes, cutlery etc away and told them they could eat out instead.

After living here for two years and causing no problems that I'm aware of, plus financially helping his son study English I'm a little disappointed to be treated this way. No point dwelling on it however, and I have better things to think about but would not like to see someone else have the same troubles.

Fingers crossed the new place works out better!

Hi,

does your contract mentioned which item belong to who in the first place? i'm getting this advice from my other friends (who are here long enough to know all the tricks).
so if i going to take this unit, i going to make sure that.
does this unit still available for rent? can i have a look at this unit?

Hi,

We moved out a week ago and I believe the landlord got the tenants from the second floor to move into our old apartment. Their apartment will be for rent but it's much smaller (hence them moving).

The contract didn't state what belonged to who as it was all mine. As I bought the a/c unit in question, paid for installation and basically everything to do with it, I didn't think to put it in writing. Live and learn I suppose!

Honestly I wouldn't bother renting here as the tenants on the top floor rented it furnished but the landlord walked in one day and removed the gas cooker and all the cleaning stuff (mops, brooms etc) and told them they could eat out from now on as he needed the stuff back. He tried to also take all of the cups, plates, cutlery he had provided.

If you're interested in that area, there were at least three other 'for rent' signs on St 348 when we left, and plenty more on the surrounding streets.

Hi,

thanks for the info and i'll take note and will check it out the places.
Still looking for house/apt tho. Do you have other place in mind?
My budget is about USD400 and of course i would like to pay lower (if possible)

Administrators: perhaps a sticky thing for dodgy landlords and/or places recommended to avoid renting?
This post above is handy info, plus I recall another thread warning about a landlord. I too have a warning to prospective renters regarding a property I just moved out of, which I'll post about shortly.
