2 Bedroom Apartment in or near BKK wanted

I am an Aussie ex-pat looking for a fully furnished 2 bedroom/ 2 bathroom apartment in or near BKK – closer to street 278/Lucky Supermarket - in safe and well lit area. Other side of Sihanouk is okay too.

Willing to commit to 1-year lease and wanting to pay around $300 to $400 per month (depending on location and furnishings) plus utilities.

If you are an ex-pat leaving Cambodia soon, as I am also looking to by some household supplies and may be able to take over your lease...and housekeeper;-)

Hi Nick,

Yes, I am a lawyer. But unfortunately I only hold a current practice certificate in Australia. Also, I specialised in General Litigation so you really need a Commercial Lawyer with experience in Cambodian contract law.

Sorry I cant be of more help…but you will be glad to know I think have found an apartment…

Mind you, you apartment is probably only worth $300 so maybe he should have a look........

You can't find If you spend only $300-$400 for a 2 bedroom apartment in Phnom Penh but you can find house or flat which shared with the owner. The price of Apartment now is increasing depending on global deflation.
I would like to recommend you to one bedroom near BKK1 which shared with the owner that is going to be available at the end of June. The rental fee is $270/mth (Big bedroom attached with bathroom, one living room full furnished and has hot and cold water.

Look.......stop posting this crap ok ? We know you are in the business of Apartment finding and that is fine. Good luck to you but don't mislead newcomers to Phnom Penh. You are embarrassing yourself and perpetuating the global opinion that all real estate agents are dipshits.

Rental prices are not increasing because of DEFLATION (it's INFLATION ), rents are increasing because Khmer landlords are getting increasingly greedier by the second and have no grasp on reality. Does that sound harsh ? Well let me tell you about the Khmer apartment owner who is asking US$500,000 for an EO and E1 30x7m set-up on the Norodom end of 136. ABSOLUTELY DELUDED. I can buy a beautiful house in Australia or America( DEVELOPED countries ) for that.Why would I buy two hole in the walls in Phnom Penh with no windows for half a mill ?

What do you think is going to happen when all the mini-cities and multi story apartment complexes that are going up overnight are finished ? Here's a tip for you -it's called a RENTAL GLUT and you will see rental prices crash. and landlords scratching their heads as to why no barangs will pay their stupidly high rents any more.

What utter rot. I just leased a 3br / 3 bathroom ultra spacious, ultra clean flat with parking near Toul Sleng museum to a mate. $280. Why in hell would I share with the owner ?

Now I pay $400p.m for a split level brand new 3br / 3bath / private car parking / rooftop / backyard apartment in TTP. Ok...its not BKK1...geez...I actually have to travel 5 minutes to get to the river. What an ordeal !!

When I was looking for my current place I looked at a dozen apartments from $250 - $400 all multi bedroom, multi bathroom and all in good locations. Should I mention the 2 apartments that were renovated by French people and had beautiful polished concrete floors, no blody aweful tiles and stainless steel kitchens and were 1 min from the river for $400 ?

Amen brother, I pay $140 for a large three bedroom flat with a huge balcony, hot water, two aircons and moto parking. Admitedly its not central, but its still only 10 mins drive. Touch wood the landlord - the best in PP - hasnt put it up but I would understand if he did.

I feel that the current prices in PP arent fair as the services you get arent the same - if you pay a half million for a place in London or New York you get access to all the nightlife, council services etc, slightly less grotty than PP.

The high prices here are mostly being perpetuated by the unregulated real estate sector, who at the moment are even giving real estate agents in the west a bad name - didnt think it was possible

I pay a trifling $90 for an admittedly shoe-box-sized appt near the Chinese embassy. Still, the landlords are honest and very friendly and we have separate living room, kitchen and bedroom, with a small balcony out the back and a big one in front.
My last place, where the money-faced landlords increased the rent to $200 per month from $150 because of "deflation," is still empty over six months after I left. I heard they just had to sell their car. What a shame Laughing out loud

and most likely they clean the rubbish off the streets and electricity supply is regular as opposed to piss poor here in Phnom Penh

I believe there is an excellent opportunity in PP for someone to open a western run/western staffed Real Estate Agency aimed solely at expats looking for rentals. I am licensed to sell and market RE in Australia and I know just about every nook and cranny of the better locales in PP because I actually enjoy hunting out apartments. I would make an ideal candidate to open such a business but do I want to have to deal with Khmer landlords who up rents before leases have expired / charge double the legal rate for cable TV ( thereby covering their own cost) / charge excessive water and electricity costs etc e? NO BLOODY WAY.

Finding a decent apartment at a fair price is half the battle. Finding a decent landlord is the other half !
